As a Design and Build Contractor specialising in the design and installation of smart technology systems such as lighting control, heating and ventilation control, audio and visual distribution, security and data and WiFi networks in a smart home systems we work closely with individuals self-building their own homes, property developers or as part of the Design and Build Contractor project team working alongside Architects, Interior Designers, Mechanical & Electrical Contractors. We have solutions for the Residential, Bars & Restaurants, Hotels and Marine environments.

Smart Home Design and Build Contractors, due to cutting edge nature of the industry, are relatively new to the project team. However, they should be considered on all construction projects. The Smart Home Design and Build Contractor stages of work focuses, primarily on the controls strategy of the project. Therefore, it is vital they maintain a direct communication channel with the end user of the controls on the project.

The controls strategy allows the Smart Home Design and Build Contractor to select and design the best control system to use and what home technology systems are needed and what level of integration will be required to ensure all the systems work reliably together. From the controls strategy the Design and Build Contractor produces the technical specification covering; lighting, heating, security, audio/visual and data/WiFi services.

The lighting services scope of work includes definition of lighting circuits, specification of lighting loads i.e. lamps, drivers/transformers for the lamps and the lighting dimmers and controls.

The heating services scope of work includes; specification and location of temperature sensors; devices to control heating outputs i.e. radiator valves, Under Floor Heating manifolds/mats; programmer/timers interfaces to Building Management Systems such as BACnet, Modbus, KNX, etc. The scope of works may extend to include the specification of dedicated control panels for controlling zone valves and pumps. Anything outside this scope would typically be within scope of the Mechanical & Electrical Contractor.

The security services scope of work includes; specification and location of security CCTV cameras; Door and Gate access control; security alarm system; environment monitoring such as flood detection
